Work has completed on our new build terrace of three houses over basement in Hackney. The contract started on December last with the demolition of an existing building. The basement construction and new build started in earnest in January. We completed on site in October. The contract had a number of challenging issues in that our only access was a 3.5 wide and 3.2 high entrance so logistically it wasn’t a straight forward build. If you can imagine on the basement dig we had to cart away 60 nr 20 ton lorry loads of muck. The trucks could not get into to the site so it had to be brought out into a skip placed on the road and then taken out of the skip by a grab lorry. All site materials had to be taken in by hand and we also used a mini telescopic loader. Being a city project we had several adjoining owners that we had to work around. The project rang smoothly in that regard.
If you have followed our newsletters you will have seen the unique profile of the zinc roof which a number of challenges in terms of construction as it wasn’t a typical design. We installed heat recovery systems in each of the properties as the buildings are quite airtight. The insulation in the roof alone is 240mm celotex and in the cavity 130mm. The building got a good rating in terms of air tightness. The design in general has allowed great natural to enter the building through the building being south facing, velux windows, roof lights, and large window/doors. All the walls are white and works will with the engineered oak flooring.
Externally you can see the external oak cladding that we installed which really brings out the best in the building. It adds a nice facade to the front of the building.
